The Town Assessor establishes values of real property so that school, county, town, and special district taxes may be equitably apportioned among property owners. Property sales are continually reviewed to determine market values of different styles and sizes of homes in various areas of the Town. Various real property tax exemptions authorized under state and local laws are also administered by the Assessor. These include the STAR program, partial exemptions for veterans, elderly and physically disabled people, solar and wind energy systems, and business incentive exemptions.
On May 1 of each year, the tentative assessment roll for the Town becomes available at the Assessor's Office. Notices of changes in assessments are mailed to property owners at that time and individuals may examine their own assessments or the assessments of any other parcels in the Town. Property owners who feel that their assessment is inequitable must file a written protest by Grievance Day, defined by NY State law as the fourth Tuesday in May. The final assessment roll is filed on July 1 of each year. Apportionment of taxes for the following year is based on the values in this roll.
